DESCRIPTION/LOCATION: An end-of-terrace house within a residential road forming part of Wokingham Town Centre. The accommodation has been lived in by the same family since 1960 and will undoubtedly be considered suitable for further modernisation.

It is the town centre setting that is undoubtedly the main feature. The property is within walking distance of a selection of shops, restaurants and cafes, and also regular bus services between Reading and Bracknell via Wokingham. The railway station (also a short walk) offers services on the Reading to Waterloo line, and Reading to Guildford/Gatwick line. Crossrail is shortly coming to the area and could be accessed either via Reading Station (one stop on the Guildford/Gatwick line) or perhaps by car to Twyford Station (about 6 miles north of Wokingham).

The area has some highly respected schools for children of all ages. It is also well placed for the commuter needing motorway access with the M4 (J10) passing just to the north of the town, whilst the M3 is available via a mainly dual carriageway network of roads just to the south at Bagshot.

The Gardens: There is a small front garden with pedestrian access to one side of the property leading to the rear garden which measures approximately 70ft in depth. It is now a little overgrown but could undoubtedly form a very important feature for the property.

If the guide price is changed we will endeavour to advertise the new guide price at the earliest opportunity. A list of final guide prices will be published in the auction room immediately prior to the sale. This may be the first opportunity to publish changes.
