FOR SALE BY PUBLIC AUCTION (unless previously sold)

DESCRIPTION/LOCATION:  A semi-detached house originally we believe a farm worker’s cottage, dating from the late 19th century and only ever sold once before in 1967.  It was purchased by an architect who has creatively styled a house to the advantage of its main features, ie the south facing garden and views across the farmland beyond.  (The adjoining property has been similarly but not identically extended.)

The principal reception room which is open to the underside of the roof has created a light and airy galleried reception area from which views over the rear garden to the paddocks and farmland can be enjoyed.  The Annexe offers alternatives including additional reception accommodation or bedroom accommodation.

The rural tranquility and convenient location should not be underestimated.  Whitehorse Lane runs northwest of the village near    Finchampstead village church to its junction with Nine Mile Ride where there are shops for day to day requirements.  Wokingham Town Centre, about 4.5 miles distant, provides a good range of facilities including rail services to London (Waterloo) and via Reading to London (Paddington).  Both the M3 and M4 motorways are within easy reach

ACCOMMODATION:  The accommodation briefly comprises (all dimensions are approximate):

On the First Floor:

Bedroom 1

Bedroom 2

Galleried Landing

Ground Floor Annexe :  with Bed-Sitting Room, Kitchen, Shower Room with WC, small store

On the Ground Floor:

Entrance Hall

Inner Hall

Principal Reception Room with Study Area

Sitting Room/ Dining Room

Kitchen (apparently never used!)

There is off-street parking at the front of the property in the picturesque cottage-style gardens.  There may appear to be a garage but the area behind this door comprises a small store and then becomes part of the annexe.

The plot widens at the rear with about 100ft frontage to the adjoining paddocks.  The gardens at the rear are mainly quite open to take advantage of the views, but do include a variety of mature shrubs offering some privacy.  NB  There is an adjoining footpath running to one side of the property and this land is included in the title.  Above we mentioned the plot size as being effectively just over one-sixth of an acre and this area excluded the footpath.  In total the site area including the footpath is about one-fifth of an acre.

*  Property Auctioneers are required by the ASA to explain to prospective buyers the definitions of Price Guide  and Reserve.  The Reserve is the minimum price set by the seller at which the auctioneer can sell the property.  The reserve can be set and agreed at any point up to the start of the auction or indeed can be changed during the auction.  The reserve can be lower than the guide price, the same as the guide price or up to 10% above the guide price.  In accordance with ASA guidelines the guide price can be changed at any time up to and including the day of the auction sale.  If the guide price is changed we will endeavour to advertise the new guide price at the earliest opportunity.  A list of final guide prices will be published in the auction room immediately prior to the sale.  This may be the first opportunity to publish changes.
